If you currently have a property managed by another agent and you wish to change managing agents to a Property Management-focused agency, all you have to do is contact us and we will take care of the rest. It is that simple. If you choose to have us manage your investment property we will organise for your tenants to be notified and for the keys to be collected from your managing agent. What is Property Management?
IMany believe that Property Management is just finding a tenant. When you consider the time and skill involved in marketing your property, finding the right tenants, managing payments, conducting inspections, resolving disputes and pursuing your interests, you can quickly appreciate that Property Management is a full-time role that simply cannot be done effectively by agents who are only partly focused on Property Management or investors/homeowners with minimal or no experience with the Residential Act. If you are unfamiliar with Property Management, it is a time-consuming and confusing task. For a small percentage of the monthly rent collected, you can say goodbye to the headache of managing your property and leave it to the professionals. Knowledge of landlord/tenant Residential ActFamiliarity with the NSW Residential Tenancy Act which governs the landlord/tenant relationship is a must. If investors/homeowners are not comfortable with their level of knowledge or experience in this area, they could be leaving themselves open to lawsuits and fines. Time and expense spent visiting propertiesInvestment properties require regular visits to check on the condition of the property, perform emergency maintenance or show vacant properties. Responsibility for repairs and maintenanceAn investor/homeowner needs to have a diverse range of skills to perform maintenance themselves. At the very least, an investor/homeowner needs to have basic plumbing, electrical, carpentry and landscaping skills to properly maintain a property. While family members and friends can be labor outlets, relying on such help comes with inherent risks. We provide recommended trades and services that are very cost efficient to correctly and safely maintain your property. Effective tenant screeningEffective screening and weeding out problem tenants during the application process is a MUST. If a tenant is not screened efficiently and an investor/homeowner has to replace a problem tenant a few times a year, their profit is likely to drop considerably. Rental history checks, employment verification and collecting references are key in this process. Ability to deal with difficult tenantsEven if an agency screen tenants thoroughly, they will inevitably interact with unhappy or unruly tenants. Whether the tenant is simply unhappy or in violation of the Residential Tenancy Act and facing eviction, an agent needs to stand firm in the face of adversity and enforce the rules of the lease. If they are not able to confront people, an unskilled or under-qualified Property Manager risks being taken advantage of by the tenants. In the most extreme cases, landlords may even need to rely on lawyers or courts to settle issues and pay hefty fees. By having a licensed and qualified Property Manager with years of experience will minimise this risk as they have the expertise in handling tenant conflict resolution.
